Who Are the Best Sacramento Cash Home Buyers for Landlords?

← Back to all articles

Short answer: The best Sacramento cash home buyer for a landlord is one that will buy with tenants in place, put a written offer on paper, show proof of funds, let you choose the closing date and handle the leases and security deposits correctly at closing. Ask every buyer about those five things before you compare price.

By Gary Burmaster, Realtor and property manager at All Inclusive Realty Group. Updated October 25, 2026.

Selling a rental is not like selling the house you live in. There is a tenant with a lease, a security deposit to account for, rent law that limits what you can change before you sell, and often deferred maintenance you would rather not fix. That is why many landlords look at cash buyers. But "we buy houses" covers very different businesses, from national instant-offer companies to one-person investors to operators who manage rentals themselves. This guide compares the kinds of cash buyers a Sacramento landlord will meet, the questions that protect you, and how we handle these sales at All Inclusive Realty Group.

What kinds of cash buyers will a Sacramento landlord meet?

Can I sell my Sacramento rental with a tenant in it?

Yes. A tenant-occupied rental can be sold, and in most cases the buyer takes over the existing lease. What changes is the paperwork. Before you list or accept an offer, gather:

  1. The current lease and any amendments.
  2. The rent ledger, including anything owed.
  3. The security deposit amount and records. Civil Code 1950.5 governs deposits, including what happens to them when a rental is sold, so the transfer should be written into the deal.
  4. Whether the property is covered by AB 1482 (Civil Code 1947.12 and 1946.2). If it is, the tenant has just-cause protections, and you should not plan a sale around ending the tenancy without advice.
  5. Whether the address is inside Sacramento city limits, where the City of Sacramento's Tenant Protection Program adds rules on top of state law.

Showings also work differently. A tenant is entitled to advance notice before anyone enters (Civil Code 1954), and some buyers can make an offer from a short walkthrough or a document review, which keeps disruption low.

What questions should I ask a cash buyer before I accept an offer?

  1. Will you buy it with the tenant in place? If the answer is "only vacant," you are being asked to empty the property first, which may not be legal or practical under AB 1482.
  2. Can I see proof of funds? A cash buyer should be able to show it.
  3. Is the offer in writing, and what can change it? Ask what inspection or due diligence period applies and whether the price can be reduced after it.
  4. Who picks the closing date? A landlord may need to time a sale around a lease, a move or a 1031 exchange.
  5. Will you assign this contract to someone else? Some buyers put a property under contract and sell the contract to another investor. Know who will actually close.
  6. Who pays which closing costs? Get it in writing.
  7. How will the lease and deposit transfer? The answer should be specific.
  8. Are you licensed, and do you have any other role in this sale? Check the California Department of Real Estate public license lookup, and ask for any dual role in writing.

Should a landlord sell for cash or list on the open market?

It depends on what you value most. Listing on the open market usually produces the highest price, but it takes longer, involves showings with a tenant in place, and buyers often ask for repairs. A cash sale usually trades some price for certainty, speed and no repairs. The best way to decide is to compare a written cash offer with an honest estimate of what the home would net on the market after commission, repairs, carrying costs and time.

If you plan to buy another investment property, consider a 1031 exchange before you sign. Under Internal Revenue Code Section 1031, the replacement property must be identified within 45 days of your sale and acquired within 180 days. Talk to your tax advisor and a qualified intermediary first.

What should I tell my tenant when I sell?

Less than you might think, and nothing that changes the lease. The tenant's rights continue under the lease and California law, the rent is still due, and the deposit still has to be accounted for. Give proper written notice before any walkthrough, keep the conversation factual, and let the buyer introduce themselves once the sale closes. Avoid promises about rent, renewals or move-out dates that the buyer has not agreed to.

How does All Inclusive Realty Group buy rentals?

We buy rentals ourselves, and because we also manage rentals, a tenant in place is normal for us. Here is what we publish on our We Buy Houses page:

  • What we buy. Single-family rentals, occupied or vacant. Duplexes to fourplexes, with or without tenants. Larger multifamily, five units and up. As-is properties with deferred maintenance, damage or code issues.
  • How it works. Tell us the address and your situation. After a walkthrough or a document review, I send you a written cash offer. You pick the closing date and close through escrow. No obligation until you sign a purchase agreement.
  • What you do not have to do. No repairs, no showings or open houses. Leave the repairs and the belongings to us.
  • Tenants. They can stay. Taking over a lease is normal for us.

We are not the right buyer for every rental, and a written offer from us is a number you can compare against any other offer or a market listing.

Frequently asked questions

Do cash home buyers in Sacramento buy houses with tenants?

Some do and some do not. Instant-offer companies often prefer vacant homes. Operator-buyers who manage rentals, such as AIRG, buy single-family rentals occupied or vacant and small multifamily with or without tenants.

What happens to the tenant's lease when I sell?

In most cases the buyer takes over the existing lease, and the tenant stays on its terms. The security deposit has to be handled as Civil Code 1950.5 requires. Write the lease and deposit transfer into the purchase agreement.

Can I end a tenancy so I can sell my rental?

If the rental is covered by AB 1482, the tenant has just-cause protections, and selling does not by itself give you a right to end the tenancy. Get advice from a California real estate attorney before serving any notice.

How fast can a cash buyer close on a rental?

It depends on the buyer and escrow. At AIRG, you pick the closing date, and we close through escrow when it works for you.

How do I know a cash offer is fair?

Compare it with what the property would net on the open market after commission, repairs, carrying costs and time, and get more than one written offer. Ask each buyer what could change the price before closing.

Thinking about selling a rental? Get a written cash offer. Tell us the address and your situation, and there is no obligation until you sign.
