Property Management

How much does property management cost?

Our fees depend on your property type and service level. We offer competitive rates starting with our Leasing Only and Full-Service plans. View our pricing or contact us for a free, no-obligation quote tailored to your property.

How do you screen tenants?

We run comprehensive background checks including credit history (minimum 650 score), criminal records, employment verification, rental history, and income verification (approximately 3x monthly rent). Our goal is to place qualified tenants who pay on time and care for your property.

How do I receive my rental income?

Owner disbursements are processed electronically. You’ll receive detailed owner statements on the 10th, 15th, 20th, and 25th of each month through your Propertyware owner portal.

What happens when my property needs maintenance?

Tenants submit maintenance requests through the tenant portal. Our team triages and dispatches from our vetted vendor network. Work orders under $250 are handled immediately. Anything above $250 requires a written bid and your approval — no surprises.

Can I see what’s happening with my property?

Yes. You have 24/7 access to your owner portal where you can view financials, work orders, lease details, and documents in real time.

Lending

What types of loans do you offer?

We offer bridge loans, fix-and-flip financing, DSCR loans, ground-up construction loans, and commercial real estate loans. Our lending is designed for real estate investors, not owner-occupants.

How fast can you close a loan?

Depending on the loan type and documentation readiness, we can close in as little as 7–14 business days for bridge and hard money loans.

What are your lending requirements?

Requirements vary by loan type. Generally, we look at the property’s value and potential (LTV/ARV), borrower experience, and exit strategy. Contact us for a pre-qualification conversation.

Investment Sales

Do you help find investment properties?

Yes. Our investment sales division helps investors acquire and dispose of income-producing properties in the Sacramento market. We provide data-driven analysis, deal sourcing, and transaction management.
