Week by week

One week at a time

Nothing here is a test. It is a friendly guide to the first month, from our resident team.

Days 0-5Week 1

Settle in and set up the portal

Who to contact: reply to any of our emails, write to info@allinclusiverealtygroup.com, or call (916) 978-0992.

Rent: pay online through the resident portal and see your balance and history in one place. Your lease has your due date and late-fee terms.

Utilities and photos: your lease lists any utilities in your own name, so start those now. Then walk through and take dated photos of every room, and send us anything not on your move-in paperwork.

Day 10Week 2

How repairs work

Report small problems early. A slow drain, a drip or a chirping detector is usually a quick fix, and it can grow if left.

Submit a repair request in the resident portal with a short description and a photo if you can.

Emergency? For a gas smell, fire, flooding or a burst pipe, call 911 if anyone is in danger, then call us at (916) 978-0992.

Day 20Week 3

Home care: who takes care of what

Everyday care usually falls to residents: keeping drains clear, storing food and handling trash well to prevent pests, and the items your lease names.

Repairs to the home’s systems and structure, and appliances provided with the home, are requests to us. Your lease is the final word.

Not sure whose job it is? Ask. A repair request in the portal is always fine.

Day 30Week 4

Being a great neighbor, and a quick check-in

Be considerate of the people around you. Your lease covers rules such as parking and quiet hours, so give it a quick re-read.

About a month in, we will ask one question: how is everything? Just reply with a sentence or two, and we will point you to the right person for anything that needs attention.

RenewalAhead

Planning for your lease end date

Your lease shows your end date and any renewal terms. Put the date on your calendar.

Being a great resident builds a strong rental history, which helps whether you stay or move on. If you are thinking about renewing, talk to us early.
