How property inspections work for owners

Every home we manage is inspected at move-in, once a year and at move-out, with photos. Here is what happens and what it means for you.

The inspection cycle

Three inspections protect your home across every tenancy.

  1. 1
    Move-in

    Day one on record

Your resident completes a photo inspection within 72 hours of getting the keys. We review it and flag anything unexpected.

  2. 2
    Annual

    A yearly check

About once a year your resident completes a guided self-inspection, with a 14-day window to finish it.

  3. 3
    Move-out

    Day-one comparison

We compare the home at move-out to its move-in record, photo for photo.

Residents complete their self-inspections with photos in the zInspector app, on their phone. Nobody has to be walked through the home.

What we do

What each inspection covers

Each inspection is photographed room by room against a written photo standard, so the record holds up when you need it.

  1. 1move-in

    Move-in inspection

Your resident photographs every room, every appliance, the floors, walls and fixtures within 72 hours of receiving keys. We review it within a day and flag anything that does not match. If the resident does not complete it, we do it ourselves.

  2. 2annual

    Annual inspection

Your resident has 14 days to complete a guided photo inspection, with a reminder at day 7. If it is not done, we inspect in person. We look for unreported maintenance, safety hazards, filter condition, pest evidence, lease issues and general condition.

  3. 3move-out

    Move-out inspection

About 30 days before the lease ends we walk through with the resident, so repairs can be made before they leave. After they vacate, we inspect the home and compare it to the move-in record, with photos of anything beyond normal wear.

What you receive, and what happens to repairs

1

The inspection report

After each inspection, we send you the report with photos. It is the record of the condition on a given date.

2

Our flags

When an inspection shows something that needs fixing, we flag it and send you a recommendation, not a surprise bill.

3

Your approval on larger repairs

Repairs above our work-order limit need your approval before we schedule them. Safety issues are handled right away.

A repair above the work-order limit never starts without your approval.

How inspections protect you

  • The move-in record shows the condition of the home on day one, in photos.
  • The move-out inspection is compared to it, so damage beyond normal wear is documented with before and after photos.
  • California gives a landlord 21 days after move-out to return the deposit or send an itemized statement. A clean record makes that statement defensible.
  • Annual inspections catch small problems before they become expensive ones.

Owner questions

Who does the inspection?

At move-in and annually, your resident completes a guided photo inspection in the zInspector app. If they do not complete it, our team inspects in person. After move-out, our team does the inspection.

How often is my home inspected?

At move-in, about once a year, and at move-out. We also add inspections when there is a complaint or a lease issue.

What do I receive?

After each inspection, we send you the report with photos. We flag anything that needs repair and send you a recommendation.

Do I have to approve repairs found in an inspection?

Repairs above our work-order limit need your approval before we schedule them. Smaller items we handle so the home stays in good shape. Safety hazards are handled right away.

What if the resident does not finish the inspection?

We send a reminder at day 7. If it is still not done after 14 days, our team inspects the home in person.

How does this help if there is a deposit dispute?

The move-in photos and the move-out photos are compared side by side. Damage beyond normal wear is documented before and after repair, which supports the itemized statement.

Does the resident need to be home?

No. For a self-inspection they only need to be at the home while they take the photos. Nobody from our office has to walk through with them.

What if you find a safety problem?

We treat it as urgent and arrange the repair right away, then tell you what we found.
