All you need to do is read your monthly statement, approve work ordered when required, and receive your monthly payment(s). Our Property Management Plan Includes
When your property becomes vacant, we'll handle the move-out full service property management. This takes all of the hassle of finding a new tenant and places it entirely on us. We provide:

- Aggressive marketing of your property on multiple websites
- Property showing to prospective tenants
- Credit, criminal, and background checks

Online Account Access for Owners
We use a comprehensive management software that gives our owners 24/7/365 access to all of their rental information. From downloadable executed leases to maintenance requests to accounting to vacancy reports and rent rolls, we keep you fully up-to-date at all times. Learn more.
Monthly Rent Collection
We want to make rent payment as easy as possible for your tenants. We offer three ways to make rent payments: Tenants can pay their bills online through our custom portal, by mail, or in person at our main office.
Property Supervision and Frequent Inspection
We regularly drive-by the property to ensure the grounds are maintained and your property is in good order. Our property manager is certified to perform city/county inspector yearly inspections.
Serving Tenant Notices
We deliver all notices including 3 Day Pay or Quit, Change of Terms, Violation, etc.
Management Maintenance & Repair
We typically facilitate repairs through our in-house maintenance service, Property Dr. Because we have control over the schedule for Property Doctor, we can normally arrange for repairs in as little as 24 hours (a huge plus for fast turnover and tenant retention). We also work with third-party vendors when the need arises, or to provide you competitive quotes.
On Call for 24-Hour Maintenance Emergencies
We keep a dispatcher available for tenants 24/7. If an emergency arises, we dispatch a repair technician at any time, late night or weekends included.
Payment of Property Bills
We’ll manage all of the property bills so that you don’t have to think about it, including HOA’s, mortgages, insurance, etc.
Direct Deposit Rent
After we collect the rent, we will deposit the money directly in your bank account.
Online Monthly and Year End Statements
Access your statements through our owner's online portal.
We facilitate all of your property maintenance needs including landscaping, pool services, pest control, maintenance, and more.
Your property manager will provide a thorough move-out inspection with photo documentation. After the inspection, the manager will provide you a list of recommended maintenance to make ready for a new tenant. Upon your approval, we'll prepare bids for the work needed and manage then entire turnover process.
