Short answer: The best Sacramento property manager for portfolio growth does more than collect rent. It gives you statements your CPA can use, prices every renewal inside California rent law, publishes a multi-property discount, and can help you buy, finance and take over the next property. Compare managers on those four things, not only on the monthly fee.
By Gary Burmaster, Realtor and property manager at All Inclusive Realty Group. Updated October 25, 2026.
An owner with one rental needs a manager who answers the phone. An owner going from three doors to fifteen needs something different: one set of numbers across every property, a renewal process that does not leave rent on the table, a vendor network that does not change from house to house, and a pipeline for the next deal. The manager who was fine for one house can become the bottleneck at five. This guide explains what to look for, compares what Sacramento-area managers publish about multi-property owners, and shows where All Inclusive Realty Group fits.
The table uses only what each company publishes on its own website, read on October 25, 2026. It is not a ranking. Ask each company for a written quote on your actual portfolio.
| Company | Published multi-property terms | Property types named | Other services named |
|---|---|---|---|
| All Inclusive Realty Group | Portfolio discount for 5+ units; setup waived for 3+ units; 8% to 10% monthly fee | Single-family homes and multifamily buildings | Real Estate Investment Sales and Direct Lending under the same company; management handoff at closing |
| Peak Residential | Discounts for 4 or more properties; flat fees by property type; buildings over 5 units priced by quote | Houses, duplexes, fourplexes, multifamily | Management fee match on a lower advertised fee, with conditions stated on its pricing page |
| Ziprent | $150 per unit per month; $100 per month for each additional property | Not stated on the pricing page | ZipGuarantee plan with unlimited placement and renewals at $250 per month |
| Utopia Management | Volume discounts for larger portfolios; 8% to 10% monthly fee | Single-family homes, condos, apartments, commercial, industrial and HOA | In-house maintenance and accounting, per its Elk Grove page |
Any two of these are worth a conversation. Four or more usually means the portfolio has outgrown the manager.
There are real advantages. The people pricing your next acquisition see the actual rents and expenses on the homes they already manage, the management handoff happens at closing instead of weeks later, and financing can be lined up by the same team. AIRG is built this way: Property Management, Real Estate Investment Sales and Direct Lending under one roof. Our phrase for it is one company for the whole life of the investment.
There are also things to watch. When one company plays more than one role, every role should be disclosed in writing, and you should still get independent inspections and read every agreement. Ask any firm with combined services how it handles that, including us.
Before any proposal, a manager should understand the portfolio as it is today. Expect questions about each property's rent against market, lease end dates, deferred maintenance, current vendors, how your statements reach your CPA, and what you want the portfolio to look like in three to five years. Our first step is a free 30-minute call with me about your properties and goals. From there, the proposal should show the fee at your current size, what changes as you add doors, and a plan for the leases expiring in the next 120 days, because that is where most rent is gained or lost.
Bring your current statements, your leases and a list of the properties you would like to buy next. The more of the real picture a manager sees, the more useful the plan.
Several publish them. AIRG publishes a portfolio discount for 5 or more units, Peak Residential publishes discounts for 4 or more properties, Ziprent publishes $100 a month for each additional property, and Utopia Management publishes volume discounts for larger portfolios.
Monthly statements by property, a portfolio roll-up, and year-end reports your CPA can use directly. AIRG provides monthly and year-end reporting, statements four times a month and an owner portal.
Fast enough that vacancy costs less than your management fees. At $2,400 a month, each week of vacancy costs about $558. Ask any manager for their recent days-to-lease on homes like yours.
Some can. AIRG's Real Estate Investment Sales division brings on- and off-market properties with real operating numbers, and our Direct Lending division offers hard money and bridge loans for purchases and rehabs.
It is mostly paperwork: give notice under your current agreement, then the new manager collects leases, deposit records, keys and tenant contacts. AIRG's agreement carries a 30 to 60 day cancellation notice.
