Short answer: The best Sacramento cash home buyer for a landlord is one that will buy with tenants in place, put a written offer on paper, show proof of funds, let you choose the closing date and handle the leases and security deposits correctly at closing. Ask every buyer about those five things before you compare price.

Selling a rental is not like selling the house you live in. There is a tenant with a lease, a security deposit to account for, rent law that limits what you can change before you sell, and often deferred maintenance you would rather not fix. That is why many landlords look at cash buyers. But "we buy houses" covers very different businesses, from national instant-offer companies to one-person investors to operators who manage rentals themselves. This guide compares the kinds of cash buyers a Sacramento landlord will meet, the questions that protect you, and how we handle these sales at All Inclusive Realty Group.
| Type of buyer | How they work | Fit for a tenant-occupied rental | Ask about |
|---|---|---|---|
| Instant-offer companies | Online offer, then an inspection and a final price | Often limited. Many focus on vacant, move-in-ready homes. | Service fees, repair credits, whether they buy with a tenant |
| Local cash investors | Buy as-is to renovate, rent or resell | Varies by investor | Proof of funds, inspection terms, whether they will assign the contract to another buyer |
| Operator-buyers who manage rentals | Buy as-is and keep or manage the tenancy | Usually strong, because tenants are their normal business | How the lease and deposit transfer, the closing date, any roles disclosed in writing |
| Listing with an agent to investors | Market the property to investor buyers, sometimes off market | Strong if the agent knows rentals | Commission, timeline, how showings work with a tenant in place |
Yes. A tenant-occupied rental can be sold, and in most cases the buyer takes over the existing lease. What changes is the paperwork. Before you list or accept an offer, gather:
Showings also work differently. A tenant is entitled to advance notice before anyone enters (Civil Code 1954), and some buyers can make an offer from a short walkthrough or a document review, which keeps disruption low.
It depends on what you value most. Listing on the open market usually produces the highest price, but it takes longer, involves showings with a tenant in place, and buyers often ask for repairs. A cash sale usually trades some price for certainty, speed and no repairs. The best way to decide is to compare a written cash offer with an honest estimate of what the home would net on the market after commission, repairs, carrying costs and time.
If you plan to buy another investment property, consider a 1031 exchange before you sign. Under Internal Revenue Code Section 1031, the replacement property must be identified within 45 days of your sale and acquired within 180 days. Talk to your tax advisor and a qualified intermediary first.
Less than you might think, and nothing that changes the lease. The tenant's rights continue under the lease and California law, the rent is still due, and the deposit still has to be accounted for. Give proper written notice before any walkthrough, keep the conversation factual, and let the buyer introduce themselves once the sale closes. Avoid promises about rent, renewals or move-out dates that the buyer has not agreed to.
We buy rentals ourselves, and because we also manage rentals, a tenant in place is normal for us. Here is what we publish on our We Buy Houses page:
We are not the right buyer for every rental, and a written offer from us is a number you can compare against any other offer or a market listing.
Some do and some do not. Instant-offer companies often prefer vacant homes. Operator-buyers who manage rentals, such as AIRG, buy single-family rentals occupied or vacant and small multifamily with or without tenants.
In most cases the buyer takes over the existing lease, and the tenant stays on its terms. The security deposit has to be handled as Civil Code 1950.5 requires. Write the lease and deposit transfer into the purchase agreement.
If the rental is covered by AB 1482, the tenant has just-cause protections, and selling does not by itself give you a right to end the tenancy. Get advice from a California real estate attorney before serving any notice.
It depends on the buyer and escrow. At AIRG, you pick the closing date, and we close through escrow when it works for you.
Compare it with what the property would net on the open market after commission, repairs, carrying costs and time, and get more than one written offer. Ask each buyer what could change the price before closing.
Thinking about selling a rental? Get a written cash offer. Tell us the address and your situation, and there is no obligation until you sign.
