What is the leasing fee?

The leasing fee covers the full cost of finding and placing a qualified tenant: market analysis, photography, listing syndication, showing coordination, applicant screening, lease preparation, and move-in documentation. It is charged once per tenant placement, deducted from the first month's rent collected.

Do I pay the management fee during vacancies?

No. Our management fee is calculated only on rent actually collected. If the property is vacant, you pay nothing for management during that period. This aligns our incentives — we are motivated to fill vacancies quickly.

Do you offer portfolio discounts?

Yes. Owners with 5 or more units may qualify for reduced management fee rates. Contact us for a customized quote based on your portfolio size and property types.

What is your tenant screening process?

We run credit reports (minimum 650 score), nationwide background checks, eviction history searches, income verification (approximately 3x rent), and contact previous landlords. All applicants 18 and older on the lease must apply. Application fees cover the actual cost of screening per California law.

How do you handle maintenance and repairs?

Each property has a pre-approved spending limit. Routine repairs under that threshold are handled immediately with our vetted vendor network. Repairs exceeding the limit require your approval first, except in emergencies affecting health, safety, or habitability. All work orders are documented with vendor details, costs, and photos.

Can I cancel the management agreement?

Yes. Our agreements typically require 30-60 days written notice. Upon termination, we transfer all tenant files, security deposits, keys, and outstanding balances. Any existing leases must be honored through their term.
