Short answer: To compare property management fees in Sacramento, put every company's full fee schedule on one sheet: monthly fee, tenant placement, renewal, inspections, setup, vacancy and repair overhead. Then price each one on your own rent over three years. Published local fees range from flat $89 to $150 a month to 8% to 10% of rent.

Sacramento owners get quotes in two shapes, and they do not line up. One company says $89 a month. Another says 8% of rent. A third says $150 a month with no percentage. A fourth says no leasing fee at all. Each quote is true, and each one leaves out the lines the others lead with. This guide puts published fees from four Sacramento-area companies on one table, explains each fee type, and gives you a worksheet that turns any quote into a dollar figure you can compare.
The table below uses only what each company publishes on its own website, read on October 25, 2026. Where a company does not publish a fee, the cell says so. It is not a ranking. Fees change, so confirm with each company before you sign.
| Company | Monthly management | Tenant placement | Lease renewal | Other published terms |
|---|---|---|---|---|
| All Inclusive Realty Group (allinclusiverealtygroup.com/pricing) | 8% to 10% of monthly rent | 75% of first month's rent (full service); 100% for leasing only | 25% of one month's rent | $0 vacancy fee; setup waived for 3+ units; portfolio discount for 5+ units; 30 to 60 day cancellation notice |
| Peak Residential (peakresidential.com/management-pricing) | $89 house; $170 duplex; $280 fourplex; 5+ units by quote | 40% of one month's rent; 65% for leasing only | $125 | $75 inspection (house, duplex); $55 inspection (fourplex); no fee until the property is rented; discounts for 4+ properties |
| Ziprent (ziprent.com/pricing) | $150 per unit; $100 for each additional property | $1,500 | $250 | ZipGuarantee plan at $250 per month includes unlimited placement and renewals |
| Utopia Management (utopiamanagement.com, Elk Grove page) | 8% to 10% of monthly rent | No leasing fees | No lease renewal fees | No setup fees; optional Eviction Protection Program at $25 a month |
Two things stand out. First, the models really are different. Flat-fee pricing and percentage pricing reward different rent levels. Second, every company moves cost to a different line. A low monthly fee can sit next to a placement fee, and a higher monthly fee can sit next to no placement fee. You cannot compare one line. You have to compare the total.
Use the same rent, the same three-year window and the same turnover assumption for every company. Here is a worksheet you can use with any quote.
Here is how the structures play out on a sample $2,400 rent over 36 months with one new tenant, before repairs and inspections. The numbers are arithmetic on the published fee types, not a quote from anyone.
| Fee structure | 36 months of monthly fees | One placement | Total before repairs |
|---|---|---|---|
| 8% of rent plus 75% placement | $6,912 | $1,800 | $8,712 |
| 8% of rent, no placement fee | $6,912 | $0 | $6,912 |
| $150 flat plus $1,500 placement | $5,400 | $1,500 | $6,900 |
| $89 flat plus 40% placement | $3,204 | $960 | $4,164 |
Then add renewals, inspections and repair overhead from each company's schedule. On a year with a large repair, the overhead line can move the total more than the monthly fee does. And then weigh what you get for the money, because the cheapest schedule is only cheaper if the home rents as fast and the tenant stays as long.
Price only means something when the service is the same. Before you compare totals, confirm each company does these:
Published Sacramento-area monthly fees fall into two groups: flat fees such as $89 for a house or $150 per unit, and percentages such as 8% to 10% of monthly rent. Total cost also depends on placement, renewal, inspection and repair overhead fees.
It depends on your rent. A flat fee costs less as rent rises, and a percentage costs less on lower rents. Compare the full schedule over three years, because flat-fee companies often publish separate placement, renewal and inspection fees.
They recover the cost elsewhere, usually in the monthly fee or in other charges. A company with no leasing fee and a company with a placement fee can land at a similar three-year total. Run the worksheet on both.
On its own pricing page and, most importantly, in the management agreement you would sign. AIRG's fees are on allinclusiverealtygroup.com/pricing and are outlined in the agreement before signing.
Often, especially for more than one property. AIRG publishes a portfolio discount for 5 or more units and waives setup for 3 or more units. Peak Residential publishes discounts for 4 or more properties. Put any negotiated fee in writing.
See what your property should rent for, then price it. Every fee comparison starts with the right rent. Get a free rent check for your Sacramento rental, and a real person will reply the same business day.
