The best Sacramento property manager for a DIY landlord is usually one that lets you hire only the hard parts: leasing-only tenant placement, a flat-fee service for rent collection and maintenance coordination, or full service when you are ready to step back. Compare what each option covers, what it costs for a full year, and who handles California compliance.

Many Sacramento owners self-manage one to five rentals and do it well. They handle repairs, know their tenants and keep costs down. What usually pushes them to look for help is not the day-to-day work. It is a vacancy that drags on, a screening decision they are not sure is legal, or a notice that has to be exactly right. This guide compares the kinds of help available in the Sacramento region, using only what each company publishes, so a DIY landlord can buy the part they need and keep the rest.
| Company | Option | Published pricing | Good fit for |
|---|---|---|---|
| Ziprent | Flat monthly fee, optional placement | "$150/month" for the first property; "$100 / month standard management for every additional property added"; optional tenant placement "$1500" | Owners with higher-rent homes who are comfortable with software and remote coordination |
| Utopia Management | Full service | 8% to 10% of monthly rent (its own Sacramento cost guide); "Free Leasing" advertised on its Sacramento County page, with placement waived under full management | Owners ready to hand off day-to-day management |
| All Inclusive Realty Group (AIRG) | Leasing-only placement or full service | Leasing-only: "100% of the first month's rent." Full service: "8–10% monthly management fee"; tenant placement "75% of the first month's rent"; no vacancy fee | Owners who want to self-manage but hand off leasing, or move to full service later with the same team |

In our experience, these are the tasks where a mistake costs the most:
It often is, because vacancy is the most expensive line in a DIY owner's year. On a $2,400 rental, every empty month costs $2,400, more than most placement fees. A leasing-only service also puts the screening and lease paperwork in licensed hands, which is where many legal problems start. If you like handling repairs and tenant calls yourself, leasing-only lets you keep doing that.
A flat fee usually costs less on higher-rent homes and is easy to budget. A percentage fee usually costs less on lower-rent homes. Flat-fee services tend to rely more on software and remote vendors, while local teams handle more in person, such as showings, inspections and vendor oversight. Compare a full year, including leasing, renewals, repair markups and vacancy days, not the monthly number alone.
We place tenants for owners who manage themselves, and we manage fully for owners who want to step back, across Sacramento County, Elk Grove, Roseville, Citrus Heights, Folsom and nearby cities. A good first step for a DIY owner is a rent check: send us the address and we will tell you what the home should rent for and what notice the law requires before you change the rent. You decide from there whether to keep managing it yourself.

Yes. Some Sacramento managers offer tenant placement only. AIRG publishes leasing-only placement at 100% of the first month's rent; you then manage the tenancy yourself.
Published full-service fees at the Sacramento firms compared here fall between 8% and 10% of monthly rent, and leasing fees range from none to a full month's rent. Flat-fee services publish monthly amounts instead, such as $150 for a first property.
Screening and notices. Inconsistent screening can raise fair housing problems, including source-of-income rules under Government Code 12955, and a defective rent increase or three-day notice can delay or defeat the result you wanted.
If you want a single-family home you own as an individual to be exempt from the AB 1482 cap and just cause rules, the tenant must receive the written exemption notice. Without it, the home is generally treated as covered.
Sometimes. Flat fees usually cost less on higher rents and percentage fees on lower rents. Compare a full year of costs and how much hands-on help you actually need.
